Is Your Regulator Failing?

What a Water Pressure Regulator Does
A regulator reduces incoming pressure so your fixtures and appliances are not stressed. SAWS says supply pressure can range widely, so a working regulator is the buffer between the street and your home.
Signs of a Failing PRV
- Very high or very low pressure
- Pressure that climbs when nothing is running
- Whistling, banging or chattering
- Leaks or corrosion at the valve or box
- Frequent fixture or hose failures
Pressure Testing: Adjust or Replace?
| Finding | Likely action |
|---|---|
| Pressure steady in range | No replacement needed |
| Pressure out of range but regulator adjustable | Adjust and retest |
| Creep, leak or cracked body | Replace |
| Old, corroded or failed shut-off | Replace with new valve, shut-off and box |
PRV Replacement Process
- Test pressureRecord the current reading.
- Shut off and isolateClose the correct valve and relieve pressure.
- Replace the regulatorInstall a correctly sized unit with unions and gauge port.
- Set and verifySet to a safe pressure and retest with fixtures running.
What Affects Regulator Replacement Cost
Online ranges vary widely. A simple swap is much less than a full package with a new shut-off valve, box and gravel. Ask exactly what is included.
| Item | Effect |
|---|---|
| Regulator size and quality | Premium units cost more |
| Shut-off valve | Often recommended with replacement |
| Box and gravel | Adds parts and labor |
| Leak repair | If fittings are damaged |
| Warranty | Compare in writing |
Thermal Expansion and Pressure Control
When a regulator holds back flow, heated water in the water heater has nowhere to expand. That can spike pressure. An expansion tank is often part of the solution.
Seasonal Regulator Care
Spring
Check pressure when irrigation starts.
Summer
Heat and demand can expose weak valves.
Fall
Test before winter.
Winter
Protect exposed valves from freezing.
